A pressure washing business plan doesn’t need to be 40 pages. It needs to answer five questions: what you sell, who buys it, what you charge, how customers find you, and how much you need to make. Here’s a simple outline you can copy and fill in this weekend.
1. Business summary
One paragraph: your business name, service area (most owners start with a 15–25 mile radius), the services you offer, and your goal for year one, such as “book 5 jobs a week at a $300 average ticket.”
2. Services
- House washing (soft wash)
- Driveways, sidewalks and patios (flatwork)
- Roof soft washing
- Decks and fences
- Add-ons: gutter brightening, window rinse, concrete sealing
3. Target customers
Homeowners in neighborhoods with older homes and HOAs, realtors preparing listings, property managers, and small commercial properties like storefronts and restaurants. Pick one or two to focus on first.
4. Pricing strategy
Most pros price by square foot with a minimum job price. National 2026 ranges are roughly $0.15–$0.75 per square foot for flatwork, $250–$500 for a one-story house wash, and $400–$800 for two stories. Decide your rates, condition multipliers and minimum before you print a single flyer.
| Service | Your rate | Minimum |
|---|---|---|
| Driveway / flatwork | $___ / sq ft | $___ |
| House wash | $___ / sq ft | $___ |
| Roof soft wash | $___ / sq ft | $___ |
5. Startup costs
| Item | Budget |
|---|---|
| Pressure washer (4+ GPM) | $ |
| Surface cleaner, hoses, reel, nozzles | $ |
| Soft wash setup / chemicals | $ |
| LLC, insurance, licensing | $ |
| Marketing (door hangers, cards, signs) | $ |
| Total | $ |
6. Marketing plan
- Google Business Profile with before/after photos
- Door hangers around every finished job
- Local Facebook groups and Nextdoor posts
- Realtor and property manager outreach
- Review requests after every job
7. Financial goals
Work backward from your income goal. If you want $5,000 a month and your average ticket is $300, you need about 17 jobs a month. Track leads, quotes sent, close rate and average ticket weekly.
